Privacy policy
Effective October 16, 2026
The short version: the HomeRunner app doesn’t collect personal data. There’s no account, nothing you record is uploaded to us, and we don’t use analytics, ads or tracking. Your recordings, photos and videos stay on your iPhone until you share them or delete them.
This policy covers the Homerunner: Listing Videos app for iPhone (“HomeRunner” or “the app”) and this website. Both are made by Viridian Reveries, LLC, a California limited liability company (“we” or “us”). If you have questions, email us at support@gethomerunner.app.
What the app collects
Nothing that reaches us. HomeRunner has no account or sign-in, and it doesn’t send your recordings, photos, transcripts, edits, location or usage to us. We have no server that receives them. Because we never receive your data, we can’t see it, sell it or share it.
What stays on your iPhone
To make your videos, the app keeps these on your iPhone, inside the app:
- the video, audio and photos you record in a walkthrough;
- the text transcript of what you said, and the moments you starred;
- the address or name you give a walkthrough;
- the details you add for the end card of your videos, such as your name, title, brokerage, phone, email, license number, headshot and color;
- the edits and videos the app makes, and your settings (such as music, colors and captions).
They stay there until you delete them. Deleting a walkthrough in the app removes it and its edits. Deleting the app removes everything it stored. Videos you saved to Photos or shared elsewhere aren’t affected; you manage those where you put them. Depending on your iPhone settings, iOS may include the app’s data in your own iCloud or computer backup of your iPhone; that backup is under your Apple Account, and we can’t access it.
Permissions the app asks for, and why
- Camera: to film the home you’re walking through, and, if you choose, you, with the front camera.
- Microphone: to record your narration for the voice and captions in your videos.
- Speech recognition: to turn your narration into captions. This is done on your iPhone; your audio isn’t sent anywhere for it.
- Photos (add only): to save the videos you choose to export to your photo library. The app doesn’t browse your photo library. If you pick a photo, such as a headshot, iOS gives the app only the photo you pick.
- Location (while using the app): once, when you start a walkthrough, to suggest the address of the home you’re in. iOS turns the location into an address using Apple’s location services. The suggestion stays on your iPhone, and you can type an address instead or decline the permission.
Every permission is optional, and you can change it anytime in iPhone Settings › HomeRunner. Without the camera and microphone, the app can’t record.
Optional AI help with editing
If your iPhone supports Apple Intelligence and you leave “Use AI to help edit” on, the app uses Apple’s on-device model to pick your best lines, their order and a title. Only the text of what you said is used, and it’s processed on your iPhone. You can turn this off in the app’s settings.
Purchases and subscriptions
HomeRunner Pro is sold through Apple’s App Store. Apple handles payment and billing, and we never receive your payment details, name or email. Apple tells the app on your iPhone whether you have an active subscription so it can turn Pro features on. The app also counts your exported videos on your iPhone to apply the free plan’s monthly limit. Apple’s handling of your purchase is covered by Apple’s privacy policy.
Sharing
A video, caption or photo leaves the app only when you choose a place to send it: Instagram, Messages, Email, Photos, or another app in the iOS share sheet. From then on, it’s handled by that app or service under its own privacy policy, not ours.
No analytics, ads or tracking
The app contains no analytics, advertising or tracking tools, and we don’t track you across other apps or websites. We don’t sell or rent personal information, and we don’t share it for advertising.
Beta testing through TestFlight
If you test a beta version through Apple’s TestFlight, Apple shares some information with us under its TestFlight terms: the name and email address you were invited with or that Apple provides, the app version you installed, and any crash reports, screenshots and feedback you choose to send. We use these only to run the beta and to fix and improve the app, and we delete them when we no longer need them for that. You can stop testing anytime in the TestFlight app.
If you email us
When you write to us, we receive your email address and whatever you send. We use it only to answer you and to help with your question, and we delete it when it’s no longer needed.
This website
This site is a set of static pages. It has no sign-up forms, no cookies, no analytics and no advertising. It’s hosted by Cloudflare, which, like any web host, processes standard request information such as your IP address, browser type and the page requested, to deliver the pages and protect the site from abuse. We don’t use that information to identify you.
Children
HomeRunner is a tool for real estate professionals and isn’t directed at children under 13. We don’t knowingly collect personal information from children. If you believe a child has sent us information, email us and we’ll delete it.
Your choices and rights
Because the app’s data lives only on your iPhone, you’re in control of it: you can view it in the app, delete any walkthrough, or delete the app to remove everything. If you’ve emailed us or joined the beta and want to know what we hold about you, or want it deleted, email support@gethomerunner.app. You have these rights wherever you live, including under California law, and we won’t treat you differently for using them.
Changes to this policy
If we change how the app or website handles information, we’ll update this page and the date at the top before the change takes effect. If a change means the app would start collecting personal data, we’ll tell you in the app before it does.
